One of the many lessons that businesses are learning during the COVID-19 pandemic is in regards to office space. While some business can’t conduct their operations remotely, others can partially or completely move remotely. In recent discussions with a variety of corporate realtors and tenant advocacy groups, we’ve come to the conclusion that when life returns to normal, there may be a new normal for offices. Some job roles work very well from home at some companies, so logically, why wouldn’t businesses carve up and reduce their spaces to save on what is often their second largest expense behind payroll, rent.

When talking about your organization’s technology, we have to look at the two biggest pieces of it: office technology and remote worker technology.

You know saving money by downsizing your office space will come in the form of reduced rent and electric costs, but there are technology savings to be had, too:

  • The reduced need for installing, monitoring and maintaining physical security, such as cameras and card readers
  • The reduced need for maintaining as many printers and fax machines
  • The potential to rely more on electronic communication than paper communication
  • The reduced need for as much wireless coverage and internet speed, as you will be supporting fewer employees

Virtual companies could save money on real estate and related costs, especially if they are located in expensive urban settings, like Los Angeles. But that money will need to be reinvested in other places, like IT security measures to ensure company and customer data are secure outside a corporate network.

Even before the pandemic, the biggest realization for small to even mid-sized businesses in regards to space wasn’t just that things could be outsourced. It was that full-time employees didn’t need to be at the office every day. The remote workforce began to show a large increase in demand and about 43% of Americans have worked remotely part of their full-time job.
